From the initial spark of an idea to the final result, we’ll be with you every step of the way.
Step 1
Discovery Consultation Call
We start the process with a simple conversation.
At Kai Konstruct, we believe a home is much more than four walls, it’s a reflection of you, a sanctuary from the world, and a space that echoes your lifestyle. Every home is unique and deserves a personalised touch.
During this session, we’ll dive into your reasons for undertaking the project, your vision, personal preferences, and family needs. We’ll also explain our Design and Construct service and answer any questions you might have.
Next our team will schedule an initial meeting, either onsite or in our office, based on your project needs. If you don’t already have building or interior designers, we can recommend trusted professionals who align with your vision and project goals.
If you have your own building designer already, we are more happy to collaborate with your current build team to ensure a seamless process.
Step 2
Initial Meeting - Pre Design & Site Assessment
Next, we move to an initial in-person meeting.
This stage allows us to further explore your ideas and preferences, review idea’s and discuss any additional details specific to your site. This can be either onsite for renovation and secondary dwelling projects or in our office for new builds. It’s an opportunity to build a deeper connection and ensure every aspect of your vision is understood and incorporated into the plan.
Our design and construct service ensures a seamless journey from concept to completion.
We work alongside trusted professional consultants including building designers and interior designers in every aspect of your project, from detailed planning to construction stage and final touches. This integrated approach guarantees consistency, quality, and a stress-free experience, allowing you to enjoy the journey of bringing your dream home to life.
Our team will present a detailed Concept Agreement Proposal, clearly outlining all project milestones alongside the building designer and interior designer proposals.
Step 3
Concept Agreement - Concept Design & Estimate
Now that we understand your site, the exciting Concept Design phase begins.
We will arrange consultants to find underground infrastructure and survey the site. Having this information first ensures the building designer can accurately capture your vision to a standard that Gold Coast City council will approve.
The building designer then combines your vision and ideas to create a design that fits your project investment. This includes site plans, floor plans, 2D elevations and 3D renders.
Your interior designer can then proceed with your interior design selections, creating a mood board to showcase their intentions and recommendations for the space. This will align with your design brief, vision board, and personal style.
We provide input on building methods and materials to consider during the design, if needed. This collaborative approach with both builder and designers ensures the project stays in line with your investment and meets your expectations.
Based on the approved concept plans, Kai Konstruct then provide an estimate and expected timeline for the construction project. An estimate is an educated calculation of the project’s cost, considering the initial design and current prices of materials and labour.
This is a crucial stage where you can truly visualize and feel the potential of your new home and helps you understand the potential investment and plan accordingly.
Our team will then present to you a detailed Preliminary Agreement Proposal.
This will clearly outline the remaining steps for your project to reach a fixed price proposal and building approval.
Step 4
Preliminary Agreement - Detailed Design & Project Proposal
Once both concept drawings & interior design have been approved by you, based on the estimated investment and timeline provided, we move to the next stage of refining the plans for building approval.
This involves the building designer creating fully dimensioned plans, elevations for kitchens and bathrooms, with detailed electrical plans. This is also the time at which you are selecting materials alongside your chosen interior designer, and finalising specifications.
Both detailed working drawings and finalised interior selections are necessary for our team to accurately price your project for a fixed price proposal.
Kai Konstruct serves as your single point of contact, managing our valued team of experts required for Gold Coast City council building approval. These can include soil testing, engineering, fire and flood assessments, landslide assessments, energy reports, and hydraulic design. Our comprehensive approach ensures every detail is covered, leading to a seamless approval process
At the end of the Preliminary Agreement we will review together and provide you with a Fixed Price Proposal, build schedule timeline, consultant reports and documentation ready to lodge for Building Approval.
If further pricing revisions are needed, we take a collaborative approach with the designers involved. Together, we refine the project and provide options to ensure it meets your vision and desired outcome prior to moving to Contract stage.
Step 5
Contract Signing
After we’ve collaborated together in creating a building proposal that works for you, we’ll draw up a Industry Standard MBA contract to be signed by all parties.
Upon signing, we’ll apply for all certification requirements and coordinate the documentation necessary for construction to commence including Building Approval.
Step 6
Construction
We’ll manage a clear timeline from the start of construction up until the moment we handover the house keys. Our experienced team will work with you to keep you involved every step of the way through our online project management programme Buildertrend, providing regular progress updates and clear communication throughout the build.
We will also coordinate regular site walkthroughs so you can watch your new home as its brought to life.
